We launched Roundhouse Renovations because we kept watching investors leave money on the table on design and finish decisions — and we knew we could fix that. Between us: 10 STRs designed from concept through finish selections, 3 spec townhomes, 100+ investor transactions, and 16 active investment properties. Every recommendation we make has been stress-tested with real money on the line — because we're investors too. And we know the process matters just as much as the outcome.

We work with flippers, spec builders, STR/MTR owners, and buy-and-hold investors across the Cincinnati area and take design clients nationally. We're not your GC — we're the strategic design partner you bring in before the GC so the decisions that drive your returns are made intentionally, not on the fly at the job site. Kate McMinn is a real estate investor, renovation specialist, and licensed Realtor® with eight years of hands-on experience helping more than 100 clients build wealth through real estate. She brings a practical approach to sourcing value-add properties, guiding renovations, and designing high-performing furnished rentals. She currently owns and operates 6 Airbnbs and has a knack for transforming compact spaces into high-performing assets.

Her background in investment and design gives her a clear understanding of how spaces should look, function, and perform in the Cincinnati market. Kate works at the intersection of aesthetics and returns — because she's seen firsthand what the right finish choices do for booking rates, guest retention, and resale value, and what the wrong ones cost. Design isn't an afterthought in a profitable property. It's part of the underwriting.

Shannon Wintheiser is a designer and real estate investor. Over the past decade she has designed 6 short-term rental cabins in Hocking Hills, and facilitated the build of 10, specced four new-build townhomes in Cincinnati's Walnut Hills and Evanston neighborhoods, and operated up to eight STRs simultaneously — including hiring and managing her own cleaning team. She knows what a finish schedule looks like at 11am on a turnover day.

Her design work is grounded in how spaces actually perform: material selections that hold up under high-turnover use, finish decisions calibrated to asset class and exit strategy, and an aesthetic fluency that makes investor-grade work look anything but. Her signature is layered, material-rich interiors — European in sensibility, practical in execution — that photograph well, rent well, and hold their value.
