Spec Build | Evanston, Cincinnati

$383K → $437K
+57K Sales price. Same Size, two blocks APART.

This was a unique project in that the builder’s overall vision is to keep costs down so as to be able to offer affordable, new housing in a vibrant community close to the city.

We helped him refine his approach to interior finishes in a market he had been building in for 2 years. The last house he built was just two blocks away from the build we advised on, with the same bedroom and bathroom count and a similar above-grade footprint. It sold for $383K in a hot spring market in 2025 but took 4-5 months on the market (financing fell through for the first buyer and had to be put back on the market). Roundhouse stepped in for the next build and provided guidance on paint colors for all surfaces, flooring, cabinetry, countertops, hardware, plumbing, lighting, tile.

The result? This spec home sold for +57K more, in a challenging late summer 2026 “frozen” market in Cincinnati, in just two weeks. We worked within the builder’s timeline and budget and collaborated with him so he felt confident that every dollar of the $12K more we spent on interior finishes and fittings went to moving the needle on purchase price and time on market. We were able to create a cohesive, modern and beautiful design while keeping to a restrained budget that resulted in an affordable new build, right near the city.
