What we do

Cincinnati Renovation Services —
design, build, and everything in between

Roundhouse is a full-service design-build studio serving Cincinnati and the surrounding suburbs. We handle kitchens, bathrooms, full home renovations, investment property turns, and ADUs — design and construction under one roof, managed by one team, delivered to one standard. No handoff. No gap between what was designed and what gets built.

You've been living with the kitchen you inherited, the bathroom that embarrasses you when guests visit, or the layout that almost works but never quite does. You've thought about fixing it for years. Here's what happens when you finally do.

We redesign it with intention. Current materials. Considered finishes. A cohesive direction where every choice is in conversation with every other choice. And a build that's managed from first sketch to final walkthrough, by one team, with one point of contact.

Typical projects: Kitchen renovations, bathroom remodels, living space updates, whole-home refreshes, additions.

What's included
  • In-home discovery consultation
  • Full design direction: layout, materials, finish schedule
  • Trade coordination and project management, start to finish
  • Quality control and milestone check-ins
  • Before-and-after documentation

We scope every project honestly and individually. See FAQs below for ballpark figures for kitchen and bath renos.

Paint and carpet might get your home listed. It will not get it sold for what it's worth. A $5,000 update done right can move the closing price by $20,000. The same $5,000 spent wrong barely registers. The difference is knowing which updates buyers actually respond to — and executing them with a design eye.

Kate McMinn evaluates every project through a Realtor's lens — she knows what Cincinnati buyers respond to because she has closed over a hundred transactions — and Shannon executes the design and build.

Typical projects: Kitchen refreshes, cabinet painting, flooring, fixture updates, cosmetic overhauls, estate sale preparation.

Timeline: Cosmetic updates typically two to three weeks. Larger scopes assessed individually.

For realtors: We come in after your assessment. You make the market call — we execute the vision. Ask about our realtor partner program.
What's included
  • Strategic scope assessment: what to update, what to skip, where the money moves the number
  • Full design direction for updates
  • Trade coordination and project management
  • Staging coordination with our trusted Cincinnati staging partner
  • Before-and-after documentation

Generic finishes attract generic tenants and generic offers. Design-forward turns attract stronger applicants, justify higher rents, reduce vacancy, and add tangible resale value.

We bring the same design intelligence to investment properties that we bring to primary homes — systematized for efficiency, spec'd for the class of property, and priced for the math to work.

Digital finish packages — curated, linked, class-appropriate material specs you can purchase and hand to any contractor. Coming soon.
What's included
  • Scope assessment and finish recommendation
  • Class-appropriate design spec (A, B, or C property)
  • Trade coordination and project management
  • Finish package documentation for future consistency across your portfolio

You know you want to renovate. You do not know where to start, what to prioritize, or what any of it should realistically cost. That uncertainty is the reason the project has been sitting in your head for two years instead of happening in your house.

Book a 60-minute paid strategy call. We review your goals, your space, and your timeline — and give you a prioritized roadmap that is honest about budget, sequencing, and where your money will have the most impact. No obligation to hire us for anything else.

A Design Day is a focused, three-to-four-hour working session on site. We go room by room, spec materials and finishes, solve the layout problems that have been nagging you, and leave you with a written summary you can take to any contractor.

Common questions

What people ask before they reach out

What does a kitchen remodel cost in Cincinnati?

Most full-service kitchen renovations in Cincinnati run $45,000–$120,000+ depending on scope, layout changes, and material selections. Cosmetic refreshes — cabinet painting, new countertops, hardware, lighting — can start closer to $15,000–$25,000. We give you one honest budget conversation upfront so there are no surprises mid-project.

How long does a bathroom renovation take?

Most bathroom renovations take 3–6 weeks once design is finalized and materials are ordered. Primary suite bathrooms with custom tile work or layout changes are on the longer end. We build your timeline into the project plan from day one so you know what to expect.

How long does a kitchen renovation take?

A full kitchen renovation typically takes 8–10 weeks once design is aligned on and materials are ordered. Many clients plan kitchen renovations for spring or summer so they have the option to grill outside during construction. We coordinate trades to minimize disruption to your daily routine as much as possible.

What is the difference between a Strategy Call and a Design Day?

The Strategy Call ($175, 60 minutes) is for homeowners who aren't sure what to renovate, when, or what it should cost. You leave with a prioritized project plan and realistic budget ranges — it's about making a smart plan, not design decisions. The Design Day ($500, 3–4 hours on-site) is for homeowners who know what they're doing but need a designer to make the actual choices — materials, finishes, layout — and hand them a plan they can take to any contractor.

Do you work with people who already have their own contractor?

Our full-service model works best when we own both the design and the build — that's where the handoff gap gets eliminated. But if you have a trusted contractor you've worked with before, we're open to a conversation about whether it could be a good fit. Our Design Day is also a great option if you want our design direction and plan to execute it yourself or with your own team.

What areas of Cincinnati does Roundhouse serve?

We're based in Cincinnati and serve the greater Cincinnati area, with a focus on the east side and surrounding suburbs: Anderson Township, Mt. Washington, Mt. Lookout, Oakley, Madeira, Loveland, Blue Ash, Mason, Wyoming, and Milford. Not sure if we cover your area? Reach out — we're happy to talk.

What makes Roundhouse different from hiring a designer and contractor separately?

Most renovations fall apart at the handoff — the designer creates a vision, and the contractor quietly overrides half of it. You end up managing the gap between two firms who don't talk to each other. At Roundhouse, the same team that designs your space builds it. One point of contact, one budget conversation, one standard for the result.

What is a design-build firm?

A design-build firm handles both the design and construction of your renovation under one roof. Instead of hiring a separate interior designer and a separate contractor — and managing the communication between them — you work with one team from concept through completion. Roundhouse is Cincinnati's design-forward design-build studio, specializing in kitchens, bathrooms, ADUs, and full home renovations.
